This list encompasses the various Maintenance Tasks that ISM Building Services Inc. can cover under your Integrated Maintenance Program. This list is growing all the time as we continue to provide increasing levels of service. Custodial Services (Condo complexes and apartment blocks common areas only) · Weekly vacuuming of carpeted areas (common areas) · Daily cleanup of entryways, lobbies and elevators · Regular cleaning in utility and mechanical areas · Clean up and tidying of garbage room, docks and parking areas · Exterior trash and cigarette butt sweeps · Ice melt or gravel dispersal if not provided by snow removal contracts Doors · Door sweeps & weather-stripping · Adjust casing as required to maintain proper function · Ensure hardware function (hinges, handles, locksets, security chains and bars) · Install door viewers if required (peepholes) Windows · Ensure proper function (open, close & lock) · Window hangings (blinds, drapes, etc…) · Window seal and weather-stripping Flooring · Carpet Stains · Gum removal · Tile repair (loose/broken tile incl. resilient, ceramic and stone) Electrical · Inspect connections and cords of appliances and equipment for damage or fraying · Replace damaged outlets, switches and cover plates · Maintain light bulb inventory, replace burnt out lights during routine inspections · Fixture replacement as necessary (ceiling fans, light fixtures, etc…) · Arrange electrician as required (rough in, major repairs and issues) Plumbing · Replace seats, washers, gaskets, flanges and seals as required to stop or prevent leaks · Taps, showers, toilets, etc… maintain proper function repair or replace as required · Arrange plumber as required (rough in, major repairs and issues, troubleshooting) Customers Area · Seating area, wait rooms, service area and showroom repairs and maintenance as required to furniture and fixtures. Walls · Drywall repair · Painting and touch up · Picture hanging (Tamper resistant mounting) Washrooms · Paper towel, soap and toilet paper dispensers maintain or replace as required · Hand dryers replace if required (existing installations only, electrician required for new) · Mirrors, ensure solid fastening to wall, replace if broken · Bathroom stalls, inspect hardware replace damaged panels if required · Handicap assistance bars and rails Parking Lots and driveways · Signage, install and maintain (customer stock or standard order) · Paint marking touch up · Pot holes fill Vandalism · Paint over or removal of graffiti interior/exterior · Board over broken windows (arrange replacement) · Arrange security/attendant services for break-ins until building can be secured Pest Prevention · Inspections and recommendations · Exclusion work around building to prevent pest entry · Dumpster area cleanup (pressure washing) · Loading area cleanup · Arrange Pest Control as required · Bird Exclusion as required Security · Mirror installation (convex security mirrors) · Camera adjustments · System hookups on existing system (video cables, monitors & recording equipment) · Entry chimes · Security chains and cable for counter-top display cases Exterior · Vent covers · Decks, fences, planters, Handicap ramps and other structures maintenance and repairs · Eaves troughs, down spouts, fascia and soffits
All services listed here are subject to extra billing unless specifically included in your Integrated Maintenance Program. Most agreements are that ISM Building Services shall provide a regular inspection of your premises and when we find issues that need repair we provide a quote for service for your approval. |
